Find a property

When you are looking for a property, whether it be for an investment or to live in it yourself you have got lots of things to think about. Traditionally finding a property has been a time consuming and stressful job. We had to register with estate agents all over and hope they contacted us when something on our "client card" came up. They never seemed to take any notice of your "must have a garden" or "ground floor only" and would still send you out lots of property not suitable. You were sent them on the off chance that you may get rid of your dog, or that you might miraculously be able to manage stairs if you had difficulty walking.

The internet empowers us to find a property ourselves - any time of day - setting our own requirements and making it so that you can search with one click and look through multiple agents at the same time. This saves a lot of time.

The three main factors of finding a property

1 - What do you want? Before you start looking it is a good idea to get a picture of what you are really looking for - what your main requirements are going to be to help you find a property.

2 - How much can you spend? You need to know what you can afford (if you are stuck with this one give Savills a call and they can tell you what you can borrow.

3 - What area do you want to live? You may have family you need to stay close to, or work commitments - for me, I want to stay near my friends as I have a good social life. If you have children - the school may have a pull on what are you choose, or I you don't drive a car you may need a train station / bus stop nearby.

All three factors are linked really, because you may not be able to afford where your family live or near your work - or you may not find a property that meets your criteria in the area you choose.

My personal choices for finding property include rightmove (the best), bargain pages (good for people not using agents) and exchange and mart.

If you like to look in the papers but don't know what papers cover what area then you can find local papers by going online and looking on www.thepaperboy.com/uk - you can then contact paper direct to find out when property night is and get a copy sent out to you on property night. Personally I prefer to ask the 1st estate agent I speak too what night property night is, then make an effort to go to the area on that day and pick a load up .. So it's all done in one go, and I don't miss any (also ask if agent can save you one of the free journals that normally go through the doors of houses)

Back to basics ... It does not hurt while you are calling about the property you like that you find on the internet to register with the agents and build a relationship with them, you may get the heads up on one before it goes online that way.
