Obtaining a local authority search is one of the first jobs your solicitor will undertake on your behalf and is often the longest job in the whole conveyancing process. All local authority search report looks at the property or land in question and reports purely on that (with the exception of highways which will highlight anything in the near vicinity). The reports covers 4 main areas: Land Charges - showing any charges on the land itself Planning - a record of all planning applications made against that property Highways - states whether the road adjacent to the property is maintained by the council or and looks at whether there are any planned road, rail or traffic schemes in a 200 metre vicinity Environmental - checks if there are any outstanding environmental issues (e.g. contaminated land) The report will also cover any proposed developments on your land and whether the land lies within certain designated zones (e.g. conservation areas, tidal areas, green belt etc.)
