History

The conveyancing industry has undergone significant transformation in the last few years, and now with introduction of Home Information Packs in June (2007) there is going to be yet more change. A decade ago, investor conveyancing used to be quite costly, and was priced similarly to estate agents services. More recently however, rising popularity of the Internet as a means of sourcing such services, and improved case management systems, coupled with the increasing rivalry in the form of the licensed conveyancers who can become qualified with a lot less effort than a traditional solicitor (abode only use solicitors) competition has become aggressive.

Although on the face of it, this might appear to be good for the consumer with conveyancing as low as �299, this was often to the considerable detriment of service (this was particularly true in the late 90's and early 00's), and there are usually many hidden extras as firms play on peoples desperation to save an extra �1 anywhere without fully reading the small print. Advertising conveyancing for �299 with terms and conditions (often which people don't understand) means that the true quote is often MUCH higher, in some cases higher than your high street solicitor! Firms charge for a whole plethora of "costs" that should be included in the conveyancing such as dealing with the mortgage lenders conveyancing, filling out the SDLT (Stamp Duty Land Tax) form (which is a 5 minute job for any competent conveyancer), photocopying and telephone calls, and professional indemnity! These are all simply hidden extras, nothing more and nothing less, I mean charging a client, on a routine conveyancing transaction a contribution towards the professional indemnity, please! Additionally a lot of firms will "estimate" the Local Authority Search fees, and all their sales staff are instructed to simply repeat "probably not" or "I shouldn't think so, you'll need to speak to the conveyancer once you've instructed" to any questions from potential clients along the lines of "do you think I will need a mining search", or "this is the total cost isn't it, there won't be any extras added on" when in actual fact they have NO idea, and more often than not, hidden fees are certainly going to be added on!

The Law Society has apparently been known to take up to 9 weeks to even respond to someone, and in this time your transaction has probably fallen through and you'll have already gone through the heartache, bought another property, using another solicitors firm, and written off your wasted conveyancing fees -useless! The reason is this: you and/or your new or 're-branded' referral company have no real influence within the firm, and the more fuss you kick up, the further down the firms uncontrollably mounting pile of conveyancing cases your transaction will descend.
