Snagging new homesThe Quality of New Homes in the UKIt is a little known fact that Warranty providers such as the NHBC and Zurich are not responsible for checking the finish of new homes, which could explain why 90% of newly built homes have snags and defects (MORI 2003). Because new homes are exempt from consumer legislation it is important to get your home checked as early as possible for defects – this is called snagging. The best time to carry out an inspection is before you complete as this will enable you to report all of the defects to your developer before you hand over your money. Make sure your new home is finished to standardNew homes are built by hand and it is therefore inevitable that snagging defects will occur, but you need your investment to be finished to standard by the day of completion or you could lose money from loss of rent or the ability to resell because remedial works are necessary.
